Gas Safety Checks for Landlords in South London

Any landlords who rent out a property, whether that’s holiday accommodation, rooms to let or residential dwellings, have a legal obligation to ensure that their properties are fit for purpose and that they provide a duty of care to their tenants.

 Under the Gas Safety Regulations, landlords are required to ensure that all gas appliances, fittings, chimneys and flues are safe to use and working efficiently. Gas safety checks are vital and should be carried out every year, including all gas appliances and flues in the property. Checks must be carried out by a qualified and professional Gas Safe registered engineer.

Gas Safe Register is the official gas registration organisation of gas businesses and engineers in the UK. These engineers have a licence to undertake gas work, obtained through a recognised route of training and assessment.

 Once the checks have been completed, landlords will be given a Landlord Gas Safety Record (LGSR) that includes details of all the work that has been carried out. It is also necessary to provide a record of these gas checks to your tenants and landlords are legally required to give tenants a copy of the LGSR within 28 days of the check. For new tenants, this should be provided at the start of the tenancy. For rental periods of 28 days or fewer, displaying a copy of the latest LGSR will be sufficient.

Maintenance work is also necessary to ensure that pipework, chimneys, flues and appliances are in good working condition and remain safe to use. Manufacturer guidelines can be viewed to see how often services are recommended, otherwise an annual service is the advised course of action.

Gas safety certificates

Landlords are legally required to have gas safety certificates (or CP12s) for every gas appliance present in their rental properties. These certificates must be renewed every year to ensure that appliances are safe for tenants to use, otherwise landlords risk a significant fine.

A service will include checking for signs of leaks and wear and tear, testing the gas pressure and ensuring that there are no carbon monoxide leaks.
